The pacing new commercial development in the southern part of City of College Station along with its merits has also resulted in certain major issues like improper land use, inefficient street network, improper connectivity, gridlock at street intersection, vehicular congestion, pedestrian–accessibility, walk-ability, and safety issues. The request for proposal is to draft a Form Based Code (FBC) for a district in Bryan-College Station area.

Site Planning and Traffic Impact

'Campus Pointe' Development (Capstone Project)
Campus Pointe is located on the northeast corner of the intersection at University Drive and South College Avenue. The site currently contains married student housing, however there are plans for redevelopment. We were tasked with designing a site plan that incorporates a mixture of uses, pedestrian and transit accommodations, a parking plan, and a traffic impact analysis. This report is broken into the following six sections:

Euclidean Zoning and Form Based Code

Since its origins in the early twentieth century, the underlying intent of zoning has remained essentially unchanged; to protect the health and safety of residents – largely defined by the presence of detached single-family homes – from the threats associated with proximity to non-residential uses.

Measuring Sprawl in College Station

Urban sprawl is endemic throughout the United States, and there is widespread concern over its potential environmental and public health impacts. It is difficult to define sprawl precisely. However, what all piecemeal land expansions of metropolitan areas, including urban sprawl, have in common are low residential density, reliance on automobiles, and lack of user-friendly open spaces.
